Staging a Home to Sell - Sprague & Curtis Real Estate

You've probably already done a lot to get your home ready to sell. There's deep cleaning, decluttering, and working on the curb appeal. But if you want to get your home sold as quickly as possible and for the best price, staging is a must. Our real estate agents can tell you, it really does make a difference!

According to the National Association of REALTORS®, staged homes can go for up to 10% more than comparable properties that aren't staged. Even if you're not an interior designer, don't worry. You can always hire a professional or try some of these easy DIY staging tips that can make a big difference.

  • Don't be afraid to rearrange or repurpose. Once you've decluttered, you'll want to get rid of some furniture. Put it in storage, sell it, or get rid of it; just get it out of the house. Alternately, you may want to rent furniture instead of using your own. Rooms look bigger if they aren't overcrowded, and the size of the furniture makes a difference, too. Furniture should be a few inches off the wall and grouped. Living rooms and dining areas should look like an inviting social space, where you would want to have conversations with friends. Feel free to try pieces in different rooms.

  • Improve the lighting. Nothing makes a room look better than plenty of light. This includes natural light and light coming from fixtures. Make sure windows aren't blocked by furniture or heavy drapes. Add light fixtures or lamps if necessary. Use the brightest bulbs the fixture can accommodate.
     
  • Opt for neutrals. You probably already know to repaint the walls in a neutral color. But you'll want to take a look at the floors too. Busy or dated patterns, colors, and finishes that were on trend a generation ago should be replaced with something that is versatile and has wide appeal. Drapes the same color as the walls can make the room look bigger. You don't have to stick to beige; there are a variety of neutrals out there.

  • Use the rule of three for arranging accessories. You don't want to overpower a room with too many accessories. After you've decided what's staying, arrange them in groups of three. Think of a triangle shape with the tallest piece in the back. Items in the group should be a common element like color, shape, or texture.

  • Stage the outdoor space too. Curb appeal is important, but don't forget to showcase other desirable outdoor areas like patios, decks, and fire pits.
     
  • Stage the most important areas first. Living room, master bedroom, kitchen and dining areas are the most popular. Also, make use of any unusual areas, so they look like pluses, not minuses. For example, add storage or a pet area to the open space below the main staircase.

  • Don't forget the details. You don't want an antiseptic or uninviting look to your home. Buyers want to feel at home, so you want it to look like real people live there. Little details like a flower arrangement on the dining room table, a plant in the kitchen window, or new fluffy towels in the bathroom help areas look usable and inviting.
