Final Walk-Through - Sprague & Curtis

Exciting thoughts of settling into your new home can distract you from the details you need to focus on during the final walk-through. While most major problems will be discovered during a home inspection, a final walk-through gives you a chance to go through the property once it's cleared out to verify that everything is in the condition you expect. 

To help you during the final walk-through of your home, Our real estate agents have prepared this easy to follow checklist for you to print off and follow as you go through the property.

Before the Walk-Through:

  • Print a copy of your contract and inspection summary.
  • Grab a notepad, your phone, phone charger, flashlight, & light bulb.
  • Confirm time with your real estate agent. 

Repairs to Inspect During the Walk-Through:

  • Verify final repairs are completed in a satisfactory manner. 
  • Confirm that all warranties and receipts for final repairs are provided.
  • Confirm items listed within the purchase agreement are still on the premises. 
  • Verify that debris from construction and repairs is cleaned up and removed from the property.

Plumbing & Irrigation Systems

  • Flush all toilets and not any problems with water flow or drainage.
  • Run all faucets and not any issues with flow or drainage.
  • Inspect toilets, sinks, bathtubs, etc. for signs of leaks and mold growth.
  • Test handles and control knobs for proper function.
  • Test sprinklers and control panel. Note any heads that are malfunctioning or commands the system is not responding to.

Electrical

  • Test all electrical outlets using your phone charger.
  • Turn all light sockets on/off. Use your light bulb if a light doesn't turn on the first try.
  • Inspect circuit breakers.
  • Verify all fixtures including ceiling fans are present as agreed upon in the sales contract.
  • Test garage door openers and note any problems with motors, tracks, etc.
  • Test doorbells
  • Test home security system cameras, sensors, and lights.

HVAC

  • Turn heating and air conditioning systems on and off.
  • Inspect thermostat and confirm it is functioning properly.
  • Test ceiling fans.

Appliances

  • Inspect refrigerator/freezer units for condition and function.
  • Test oven, stove, and exhaust fans for function.
  • Run dishwasher through a full cycle and inspect for function and leaks.
  • Run washing machine/dryer through a full cycle. 

Structural & Decorative Elements

  • Conduct a spot check of paint for signs of peeling and damage.
  • Inspect walls and ceilings for damage to drywall. Look closely for signs of water damage or mold growth.
  • Inspect insulation to ensure proper coverage.
  • Test windows to ensure they open/close properly.
  • Inspect screens for tears. 
  • Test locks on all doors.
  • Inspect trim for signs of damage.
  • Inspect carpet, tile, wood flooring, etc. for damage including stains, chips, scratches, etc.
  • Walk over all flooring and stairs while noting any "soft spots" or signs of termite infestation. 
  • Inspect roof and note any damage to shingles, shielding, skylights, etc.
  • Inspect fireplace and chimney for damage.
  • Ensure function of fireplace flue and other components.
  • Test railings on stairs and note any handrails or balusters that are damaged or loose.
  • Inspect concrete patios and sidewalks for cracks or missing masonry.
  • Inspect wooden decks for signs of wood rot or discoloration. 

Landscaping

  • Inspect landscaping to ensure all plants, flowers, shrubbery, etc. are present as agreed upon in the sales contract.
  • Inspect downspouts and gutters for damage.
