staging tips

Presentation is everything. When showing your house to prospective buyers, the way you stage things will play a big part in how your home is perceived and whether or not people show interest. You don't have a lot of time to redo your house, though, especially when you're busy looking at Augusta homes for sale yourself. Fortunately, staging doesn't have to be complicated or elaborate. As long as you have ten minutes, here are a few tips for effective home staging.

  • Depersonalize
    Go through the house and take out the things that make it seem uniquely you - photographs, posters on the wall, your kids' toys, etc. Buyers want to be able to picture themselves in a home, and it's harder to do when your things are everywhere.

  • Add Accents
    Once you've taken your personal touch out of your home, add some neutral accents that will add to the ambiance without being overwhelming. Flowers or potted plants are a great option in this regard. You can either buy them or get them out of your garden if you have one. A bowl of fruit makes a nice accent as well. You can also add throw pillows to the couch and the bed - as long as they don't have colors or patterns that are super bright or eye-catching.

  • Declutter
    The entire de-cluttering process can take a long time, but there are a few simple tasks you can do quickly. When viewing your home, people will open the drawers and closets, so making sure they look neat is one of your most important tasks. Pack up whatever's in those spaces that you won't need for a while. Then make sure whatever's left is neatly folded, hung, or otherwise arranged.

  • Replace Light Bulbs
    Bright spaces look more inviting than dark ones. If you have any rooms in your house that tend to be dimmer, replace the light bulbs with a higher wattage. Opening the curtains or blinds to let the sunlight in helps too. You can also add a lamp or two to augment the light.

  • Clean Out the Refrigerator
    Seeing your food in the fridge will make it difficult for a prospective buyer to view the home as theirs. Clean out as much as you can, throwing out any old leftover containers. 

  • Update Your Towels and Sheets
    Replace the towels in your bathroom with neutral-colored ones - ideally white. Then, do the same with the sheets and pillowcases on the beds. Colored linens make the space look lived in, which is a turnoff to prospective buyers. White gives off hotel vibes, providing an air of cleanliness and brightening the space up to make it seem more inviting.
