Selling Your Home in Style: Fall Home Staging Tips
Every year, the fall season brings us a variety of amazing Augusta homes for sale. Since there are typically fewer people looking to purchase a home during this season, it's more important than ever that you properly stage your home to make it more inviting and appealing for potential buyers.
Our real estate agents have worked with hundreds of homeowners who are intent on selling their homes during this time of the year, which has helped us learn the best strategies. Follow these simple, fall-focused home staging techniques:
- Remember: Less Is More
Given the fact that multiple holidays are right around the corner, many homeowners have a tendency to go all-out with decorations. If you're trying to sell your home, however, this could be a mistake. Yes, you want to put up some fall decorations, but just be sure that you don't overdo it. Decorations may look nice, but too many of them could take the focus off of the home that you're trying to sell. - Use Warm, Neutral Colors
It's a good idea to give your home a fresh coat of paint before putting it on the market. If you do, then you should choose warm, neutral colors to soften up the interior. Then, add in some fall colors such as caramels, creams, deep reds, and oranges. This is especially useful during the fall season because the interior of your home will match what's going on with the landscape outside. - Make It Warm and Cozy
You want to make sure that your home feels lived-in and inviting. Providing potential buyers with a warm and cozy atmosphere will encourage them to stick around longer, which can enhance the possibility of a sale. One way to do this is to add lush throw pillows and throw blankets to your furniture. Even though they'll be furnishing the home with their own items, this will give them an idea of how cozy their new digs can be once they move in. - Bring in Natural Lighting
As you're probably aware, the sun goes down much earlier during the fall season. This is one reason why you should try to bring in as much natural light as possible during the day. Natural light will make your home feel more inviting to would-be bidders. If you don't have access to a lot of natural light, the alternative is to set up plenty of candles and lamps so that there aren't any dark areas. - Choose Some Fall Aromas
Believe it or not, the right aroma can instantly enhance a potential buyer's opinion of your home. The fall season is synonymous with many different aromas including pumpkin, spice, apple, and cinnamon. Whatever you can do to fill your home with these smells - lighting candles, simmering a pot of apple cider, etc. - do it! - Clean up the Outside, Too
The first impression made by your home is the exterior. Don't let your interior decor distract you from cleaning up the outside, too. Your grass must be freshly mowed. Leaves should be raked up and kept at a minimum just before each showing. It's also a good idea to hire someone to pressure wash the exterior, which can make a world of difference.
